Board-ready lighting foryour next vote.
Dark parking lots and walkways draw resident complaints. We bring a one-page proposal your board can vote on, with clear numbers and lower energy use than old fixtures.

Florida Statute 768.0706 gives multifamily properties with 5 or more units a presumption against liability for certain crimes by third parties when the owner substantially implements a list of security measures. One item: a parking lot lit to an average of at least 1.8 foot-candles at 18 inches above the surface, dusk to dawn. It is not a mandate. Talk to your attorney about how it applies to your property.
What we do
Lots, walkways and common areas
- Foot-candle readings across your parking lot after dark
- LED pole and common-area lighting: walkways, entries, laundry rooms, porches
- Dusk-to-dawn photocell control
- Readings again after the upgrade, for your records
Good to know
- Who owns the poles? Some community lights are leased from the utility and can't be retrofitted. We confirm ownership on the walk-through.
- Utility rebates may be available through OUC, TECO or FPL, depending on your utility and project. Most programs need approval before work starts, so we check first.
- Beachfront in Brevard or Volusia? Sea-turtle lighting rules apply in nesting season. We can plan for them.
How it works
Three steps, start to finish
Free 20-minute walk-through
We walk the property, check poles and common areas, and confirm who owns the fixtures.
Board-ready in 48 hours
A one-page proposal with scope and price, ready for your agenda.
Vote, install, measure
After the upgrade we take new readings so the board has them on file.
General information only, not legal advice. Fla. Stat. § 768.0706 is not a lighting mandate. The presumption depends on substantially implementing all of the listed security measures, and lighting alone does not establish it. Talk to your attorney about how the statute applies to your property. Rebate programs and amounts are set by each utility.
